Traditionally, due to the distressed nature of homes in our inventory, the purchases are being made by investors for investment purposes. However, there are indeed scenarios in which an end-buyer has intended to occupy the property either immediately upon closing or after repairs have been made. Canvas Forum is happy to assist buyers no matter their end-goal for the property.

First and foremost, Canvas Forum sells exclusively to our network of investors, which means oftentimes the properties available for sale are not available through other means. There's also a consistent flow of properties provided where negotiations have already taken place with the seller. This frees up a significant amount of time the investor would spend otherwise shopping for their next deal.

After speaking with one of our agents, you can determine if it is appropriate to “see everything” or only be alerted if a property with specific criteria is available. This is really just an investor preference. The bulk of inventory acquired is 1-4 unit residential properties along with raw land or “tear downs” for the purpose of building new. If no specific criteria is provided, an investor could expect to see 5 - 10 unique opportunities per week.

No, a Canvas Forum agent will not represent you in the transaction from a legal standpoint. This allows an investor to continue working with a preferred Realtor, if they have one. Regardless of representation status, Canvas Forum always seeks to serve the needs of its customers and work toward a positive experience.
